How the purchase process actually works

No two purchases are identical, but the shape of the process is predictable. Here's what happens, in order, once you decide to move forward.

  1. Get pre-approved. I'll review your income, credit, and assets and give you a real pre-approval letter — not a rough guess — so you know your price range before you start touring homes.
  2. Choose the right loan program. Conventional, FHA, VA, USDA, or jumbo — the right fit depends on your down payment, credit, and the property itself. I'll walk you through the tradeoffs in plain terms.
  3. Shop with a strong offer in hand. Your pre-approval letter goes with every offer your agent submits, so sellers know your financing is credible.
  4. Lock your rate. Once you're under contract, we'll talk timing and lock in your interest rate so it can't move against you before closing.
  5. Underwriting and conditions. I'll tell you exactly what documentation is needed and keep you updated as your file moves through underwriting — no radio silence.
  6. Close and get your keys. We'll confirm your final numbers before closing day so there are no surprises at the table.

FHA, VA (if you've served), and USDA loans all exist specifically to lower the barrier to that first purchase — lower down payments, more flexible credit requirements, and in some cases zero down.
